Industry Market Wrap
Housing finance data released by the Australian Bureau of Statistics (ABS) this week for August 2011 showed an improvement in owner occupier finance commitments over the month, increasing by 1.2%. As has fairly consistently been the case over the past year, the increase in refinances (1.7%) has been superior to that of other loans (1.0%). Owner occupier finance commitments have now increased for five successive months for both refinances and non-refinance commitments.
The total value of finance commitments by both investors and owner occupiers remains relatively subdued. Over August, owner occupier finance commitments grew by 0.6% and investor commitments by 1.8% however, over the year owner occupier commitments are up 6.4% while investor commitments are down -1.8%.
The housing finance data also showed that first home buyers were relatively inactive over August, accounting for just 15.3% of all owner occupier finance commitments.
Westpac and the Melbourne Institute released the results of the October consumer confidence survey this week. The Consumer Sentiment Index increased by 0.4% over the month following an 8.1% increase in the index over September. The index currently sits at 97.2 points indicating that survey respondents are more pessimistic than optimistic. Of the seven indices which make up the consumer sentiment index only the current condition index (103.0) and time to buy a major household item index (124.4) show respondents are optimistic. On the other hand, consumers are extremely pessimistic about family finances over the last 12 months (81.6) and economic conditions over the next 12 months (86.2).
Advertised Stock on the Market
The number of new properties advertised for sale nationally over the four weeks to 9 October 2011 fell by -2.7% compared to the volume over the four weeks to 2 October 2011. Across the combined capital cities the fall in new listings was a lower -2.3%. The number of new properties advertised for sale is -3.5% lower than they were 12 months ago nationally and -9.3% lower within the capital cities. Although new listings are quite low, total listings remain extremely elevated. Nationally, new listings increased by 1.6% over the week and are 33.9% higher than last year. The situation is also poor in the capital cities with listings increasing by 1.6% over the week and 31.5% higher than they were at this time last year.

Recently Sold Properties :
A few clients have asked where the properties are selling and which sectors are moving. Properties that have recently gone ‘Under Contract’ and ‘Sold’ are highlighted in orange/light orange. However we don’t keep them there for long.
Searching for what you want :
Entering a word like ‘beachfront’ into the Keyword checkbox and the engine will search through the site for all absolute beachfront properties for example. Issues with Franchised Real Estate Firms :
o Attempting to establish a long term relationship with your agent. After living in Cairns for over 16 years and experiencing real estate - the people - the industry over that time, you find that staff / salespeople are continually being turned over. The business name might be ths same but is that what you are really after ? Don’t you want a relationship with someone who is here to stay and who really cares ?

o When a business contracts to someone elses brand, they must follow certain rules, procedures and conventions, regardless of whether or not they are properly formulated, or current in today’s market, and meet what you require as a client in the region of Australia that you live and work.
o Auction. Certain situations require or demand an Auction. Outside of these situations, carefully consider the choice of how to best market your property in the current market conditions. While auctions have worked well at times in Australian capital cities during a stag buoyant market with high demand, short supply and low interest rates, the same may not apply in the Cairns region for residential, or in particular unique property. o To address in particularly Auctions, the OFFICE OF FAIR TRADING has now requested that clients are presented with a CMA Current Market Appraisal which will substantiate agents and auctioneers’ quotations by including pricing information about ‘like sales’ in an area. ‘Like sales’ are the SALES OF AT LEAST 3 PROPERTIES of a SIMILAR STANDARD & CONDITION sold with a 5km RADIUS of the property, within the preceding SIX months.
